Accessibility Guidelines for Midland Barn
INTRODUCTION
We try to cater for the needs of as many visitors as possible in our holiday cottage and the following is a summary of our provision for your guide.

The cottage is of good size, with normal sized doorways and corridors throughout.
Parking is situated right out the front of the Barn.
The main entrance is connected to the kitchen although there are also double French doors which can also be accessed from the front of the property which leads into the main living area. The ground floor comprises of the large living area/room and the kitchen. There are three small steps in an open walkway separating the two rooms.
There are 10 steps on the stairs that lead to the first floor, which comprises of three bedrooms and a bathroom.
PRE-ARRIVAL
The nearest train station is Penrith, 25mins by car/taxi.
As of June 2018 the nearest passenger airport is Carlisle, which services London, Belfast and Dublin. The airport is 30mins away by car/taxi.

GENERAL POINTS
- The nearest pubs for evening meals are a 5 minute drive to Kirkoswald or 10mins to Lazonby and Melmerby.
- The nearest shop for your groceries is a Cooperative food store in Lazonby, a 10 minute drive away.
- The nearest large town is 25mins away in Penrith, which shall provide all services and provisions. (For more information on distances and attractions around the area, please see our 'What to Do' page).
- There are several walking routes from the property which we have documented in the cottage information pack. Our village of Renwick is also on the Coast to Coast Cycle route.
- The living room has a digital TV, DVD player and lots of board games!
- Mobile phone reception is slight as we are in a rural area. Guests may use our land line for urgent calls. We also suggest activating wifi calling on your phone should you require it.
- The barn has a smoke alarm on both floors of the property.
- We provide free WiFi.
- We do not allow smoking anywhere on the premises.
- There is a washing machine and dishwasher for guests in the kitchen should they wish to use over the stay.
ARRIVAL AND CAR PARKING
At the entrance to Midland Barn is a black gate which should be open at time of arrival. Over the course of your stay the gate may be shut but it is a normal operating system to open and drive in. Vehicles of size up to an extended wheelbase transit van will have no difficulty entering.
There is amble parking on the road, and you may also park on our drive, of which is frequently in use.
The drive is level and cobbled. You may stop right beside the front door.
We can assist guests with luggage.
DIRECTIONS: If coming from Kirkoswald direction, carry on following signs for Renwick. When you reach the village sign continue up the hill until you take a left 90 degree turn. Midland Barn is the first property on the right and we shall have our sign hanging above the entrance wall to the property for you to look out for.
ASSISTANCE DOGS AND OTHER PETS
- Well behaved dogs are welcome at Midland Barn (maximum of 2 at an additional cost)
- We welcome assistance dogs at no extra cost.
- We have a dog of our own called Rhubarb. She is not permitted in the holiday cottage, however she does have access to the rest of the property as our main house is on the same land, so Midland Barn would not be suitable for anyone with a severe dog allergy.
- Rhubarb is a very friendly dog but can be excitable! If guests request we can do our best to keep her away for the duration of their stay.
- We do not own any other pets.
HOUSE LAYOUT
Main Entrance and Kitchen
- The front door has 1 small step 12cm high.
- The access through the front door to the kitchen is 75cm wide.
- You will be provided with keys to the barn on arrival. Please ensure both the main entrance door and the french doors in the living area are locked whenever you leave the property.
Living room/area
- The living area is joined to the kitchen by a open walkway with 3 small steps of no more than 20cm height on each. Both areas have smooth, laminated flooring.
- The dining room/table is within the living area on the ground floor. Furniture is flexible and can be moved on request. The table has underspace of 70cm high and minimum 170cm wide with legs at both ends and not in middle.
- The French doors from the living area out onto the outdoor seated area is 140cm wide if both doors are open. There is a 3cm step up and a 7cm step down onto the outdoor seated area which has ample space for a special chair.
- The walkway from the outside seating area to where your car will be parked is 105 cm wide at its smallest.
Stairs
There is one flight of steps, each 20cm high and 24cm deep. There are 10 steps to the upstairs landing which is 90cm wide.
First Floor Landing
There is a carpeted landed area to the three bedrooms and bathrooms (minimum door width 70cm).
Eden
- The Eden Room is approx 4.5m x 2.5m. It has a carpet, blinds and synthetic bedding, making it particularly suitable for some allergy sufferers.
- The bed can either be made into a super king size or split into two single beds.
- There are two bedside tables either side of the bed, one wardrobe, one dressing table with mirror and stool.
- Visual contrast for doorways and light switches is good, lighting is strong. All switches are within easy reach.
- When set up as a Super King size bed there is 100cm space available on one side of the bed and 70cm on the other.
- When set up as a two single beds there is 70cm space available on one side, 50cm on the other and 50cm in the middle.
- The beds are 65cm high.
Pennines
- The Pennines Room is approx 4m x 2.5m. It has a carpet, blinds and synthetic bedding, making it particularly suitable for some allergy sufferers.
- Double bed.
- There are two bedside tables either side of the bed, one wardrobe, one dressing table with mirror and stool.
- Visual contrast for doorways and light switches is good, lighting is strong. All switches are within easy reach.
- There is 150cm space available on one side of the bed and 100cm on the other. The bed is 65cm high.
Lakes
- The Lakes Room is approx 2.7m x 2.4m. It has a carpet, blinds and synthetic bedding, making it particularly suitable for some allergy sufferers.
- Double bed.
- There are two bedside tables either side of the bed, one slim tall wardrobe and one chest of drawers. There is a mirror on the chest.
- Visual contrast for doorways and light switches is good, lighting is strong. All switches are within easy reach.
- There is 50cm space available on one side of the bed and 50cm on the other. The bed is 65cm high.
Bathroom (first floor)
- Bathroom consists of one combined bath and shower unit, sink basin and toilet. The flooring is tiled.
- The toilet has 36cm and 80cm space each side and is 43cm high.
- There are no assistance rails in the bathroom.
OUTSIDE
There is a seated patio area outside of the front of the Barn that spans the length of the building. The path measures 105cm wide at its entrance and 150cm for whole length and is made of cobbled stone.
There is two sets of garden furniture with two tables and 4 seats.
